A charming two-bedroom Edwardian terraced home on North Street, Burwell, originally built in 1906 and retaining a wealth of period character throughout. This lovely property offers an entrance porch, a characterful lounge, an open-plan kitchen/diner, a downstairs family bathroom, a useful lean-to storage area, two double bedrooms, and an excellent-sized rear garden, all just a short walk from the village's popular amenities.
Stepping through the entrance porch and into the lounge, the room's period charm is immediately apparent, with a feature fireplace, exposed wood flooring, and plantation shutters to the front window, offering a wonderfully characterful space to relax. Stairs rise to the first floor from here, and there is ample room for a variety of lounge and storage furniture.
The open-plan kitchen/diner sits at the heart of the home, with the dining area enjoying a door out to the garden and space for a full dining setting, integrated storage, and a wood-effect floor throughout. The kitchen itself offers a range of wall and base units, tiled splashbacks, an integrated oven, hob and extractor, and space for further appliances - buyers looking to put their own stamp on things will find scope to update this space to their taste. A downstairs family bathroom completes the ground floor, comprising a bath with shower over, WC and wash basin, along with a useful lean-to storage room providing further space for coats, bikes and household overflow.
Upstairs, the property continues to offer two well-proportioned double bedrooms, with the rear bedroom enjoying a pleasant outlook over the garden.
Outside, the rear garden is a genuine highlight and a real point of difference for a home at this level - an excellent size, laid out with a paved patio area for outdoor dining, a built-in outdoor kitchen/bar area, an established grapevine providing natural shade, and a further lawned section beyond, with useful outbuildings for bike and garden storage. At the far end of the garden, a concrete slab offers a ready-made base for a further outbuilding, with electricity, water and internet connections already run to this point - subject to the correct permitted development rights, this could offer buyers the opportunity to add a garden room, office or studio without necessarily requiring full planning permission, although the property's conservation area status means it's worth confirming permitted development rights before proceeding.

Location – Burwell
Burwell is a pretty parish village, situated 4 miles from the market town of Newmarket, 10 miles northeast of Cambridge, and lying on the southeast edge of the Fens, with good transport links along the A14 between the Cambridge and Suffolk counties.
Burwell is steeped in history, with two conservation areas, the earthwork remains of Burwell Castle, a scheduled monument, and nearly 60 listed buildings. The Grade-i listed parish church of St Mary the Virgin dates back earlier than the 15th Century and enjoys an active churchgoing membership with events throughout the year. There is also a Baptist church north of the village and a Trinity church near St. Mary's.
An annual carnival happens in June to raise money for charity, and a parade travels from the south of the village to the recreation ground, where stalls and fairground rides are present. The village has two village halls, 3 public houses including the Fox which often has many Street Food vans in attendance, The Five Bells, and also The Anchor which has been recently purchased and now offers delicious Thai Food. The village also has allotments, a café, a takeaway fish and chip shop, a doctor's surgery, a nursery, a Montessori, a playground for preschool children, and a primary school. Children attend secondary schools in either Soham or Bottisham. There are many sports, arts and crafts, and activities for all the family, as well as lovely walks around the village within striking distance of Wicken Fen Nature Reserve.
If you're looking to purchase in the area, we highly recommend the vibrant village of Burwell!
