Introduction, Approach & Exterior

This magnificent family home in a highly desirable area of Lichfield near to Christ Church, has been lovingly updated by the current owner over the past three years to result in the property you see today. Standout features including a stylish new kitchen, bi-folding doors and a landscaped garden headline an array of features that make this a home that is ready to move into.

The house is set back from Leomansley View behind a low maintenance frontage that has a combination of block-paving, gravel and slabbing to provide off-road parking for a single car and potential for another. The driveway precedes a garage that has been part converted and therefore is now used for storage, having an electric roll-shut door to access front the front. To the left of the garage is a gated passage to move through to the garden.

As mentioned above, the garden has been landscaped with no expense spared. It begins with a delightful porcelain tiled patio with sleepers to border before continuing to the decorative mixed gravel. Beautiful flowers and shrubs have been planted to the borders. The summer house shown in the garden isn’t included in the sale but this does show what can be positioned on the solid base to the rear left corner. The garden is surrounded by wooden fencing to maintain privacy.

Ground Floor

Guest enter the home via the main entrance door directly into the lounge, where it is immediately noticeable that this is a well-presented home. A protruding wall to the left offers a little segregation to the initial entrance before opening to the lounge. The room is lovely and bright owing to a bay window at the front. It’s worth noting that all windows and glass panelled doors are double-glazed throughout. At the rear of the lounge is a gas fireplace fitted to the chimney breast, and to the right of this is an opening to the dining room.

Although the dining room is well decorated and a great size, viewer’s attention will likely be drawn to the glorious set of bi-folding doors that open to the conservatory. These two rooms offer brilliant space for dining as well as an alternative sitting room with a panoramic view of the garden. The conservatory has a pitched polycarbonate roof and there is a set of French doors that open out to the patio. The staircase leading up to the first floor is at the front of the dining room (with a little open storage underneath), and beside this is a door to enter the kitchen.

The kitchen has been completely replaced by the current owner to a fabulous modern navy kitchen with contrasting low profile, marble effect work surfaces. There are also white units mounted to the upper wall. Integrated within the suite is a range of appliances that include a four-burner gas hob with overhead extractor, chest height fan-assisted oven, microwave, dishwasher, and an undercounter refrigerator. The stainless steel, one-and-a-half-bowl sink with drainer is positioned in front of the window looking out to the garden.

At the front of the kitchen is a door to access an inner hallway that leads from the side entrance door from the aforementioned passage to the left of the house, and angles round to provide doors to the guest WC, utility room and a rear personnel door to the garage store. All of this space has been created from the original garage and has been brilliantly designed. The guest WC includes a wash basin, whereas the utility room features a row of white hi-gloss units with space for a fridge freezer, washing machine and tumble dryer. The garage has power and lighting installed.

First Floor

Viewers make their way up the straight staircase to the landing area that has doors off to all three bedrooms, the family shower room and a separate WC.

The shower room comprises of a large double shower cubicle with sliding door to access, a wash basin atop a storage cabinet with mounted wall mirror above, and a tall chrome heated towel rail. The airing cupboard housing the central heating combi-boiler is positioned within the shower room, offering further storage. The separate WC includes the toilet and has access to the loft via a hatch above.

All three bedrooms are double rooms. The larger two bedrooms being either side of the stairwell and each having a deep, built-in wardrobe that make excellent use of the void above the staircase. The slightly bigger bedroom one is located at the front of the house, with bedroom two at the rear. Bedroom three is beside bedroom one at the front and is currently utilised as a large study. It also has built-in storage via a cupboard to the rear of the room.

Transport links

Leomansley View is located a short drive from the Bowling Green Island, which is the main junction serving central Lichfield. The A51 links from here to Rugeley & Stafford in the north and Tamworth in the south. The A5127 leads to the A38 and A5 in the south for journeys to Sutton Coldfield and Birmingham. Taking the Walsall Road away from Lichfield leads to the A5 for journeys east to Cannock.

There is a regular bus service to Lichfield City Centre Bus Station located from Walsall Road which is easily reached via an alley at the end of Leamonsley Road, across Christchurch Lane. The bus station provides links to much of the Midlands with services to Birmingham, Sutton Coldfield, Tamworth, Stafford, Burton-on-Trent, amongst many more local destinations. The bus service from Walsall Road leads to Cannock & Walsall in the opposite direction.

Perfect for longer distance commuters, the property is located a short drive from two train stations, Lichfield City and Lichfield Trent Valley railway stations. Lichfield Trent Valley offers more services as there are split level platforms as the station is part of both the West Coast Mainline and Cross City Line. Schools & amenities

Being one of the smallest cities in the UK, one of the endearing benefits of living in Lichfield is that the City Centre is within a 30–45-minute walk, where there are plenty of famous and independent restaurants and shops. The city is steeped in history including the cathedral, churches, and the Birthplace of Dr Samuel Johnson, credited for compiling the English dictionary amongst other literary achievements. Sharing the same name as this property, The Lichfield Garrick Theatre is named after another of Lichfield’s famous sons, the 18th Century playwright David Garrick.

The nearest supermarket is a large Waitrose store on nearby Darwin Park. Considering its size, Lichfield is also home to a surprising number of supermarkets including a Morrisons, Co-operative, Tesco Extra, Aldi & Lidl supermarkets.

Parents will be delighted with the quality and locality of the catchment schools. According to Staffs Schools website, these are the Friary High School (1.1-mile walk) and the nearby Christchurch Primary (0.2 miles). Although we have researched this information, parents are advised to confirm catchment via the local authority.
