    Lot 1 – 234.55 acres with planning for a new farmyard

    Lot 1 totals approximately 235 acres of productive arable land. The land is currently managed under an sfi 2024 agreement with the majority of the land in NUM3 'Legume Fallow'. The agreement ends on 31st May 2027.

    There is also a small Countryside Stewardship Scheme running upon Lot 1, with only approximately 4 acres affected in the form of grass and buffer strips, which end on 31st December 2028.

    The incoming purchaser will be obliged to take on both the sfi Agreement and css from completion and to indemnify the vendors against any future claims.

    It will be a purchaser(s) responsibility to stock fence the new northern boundary of the field Air Strip.

    Planning permission for the erection of a new farmyard area with a grain store, inputs building, access track, hard standing and associated works was granted on 12th June 2024. Location for which is shown hatched blue on the sale plan.

    The proposed grain store will measure 100' x 80' (30.48m x 24.38m) and will have an eaves height of 7.5m. It will be constructed of pre-cast concrete panels with olive green profiled cladding above all under a fibre cement roof. It has been designed with 3 roller shutter doors in the north elevation to provide 3 separate grain bays.
    The proposed implement store will measure 60' x 30' (18.29 x 12.19) and will have an eaves height of approximately 5m. It will be of similar construction to the grain store being pre-cast concrete and profiled tin cladded elevations under a fibre cement roof.

    Lot 2 – 95.54 acres of bare land
    Lot 2 comprises approximately 95.54 acres of land divided into five fields, by mature hedgerows. There are serval access points into the land from Leigh Road which runs along the eastern boundary.

    The land is also with a sfi 2024 agreement with the land largely managed under option IPM2 being 'Flower-rich Grass Blocks'. The agreement ends on 31st May 2027 with an incoming purchaser(s) obliged to take on from completion and to indemnify the vendors against any future claims.

    It will be a purchaser(s) responsibility to stock fence the new western boundary of Leigh Field.
