****what we love (as the agent) about this home****

First and foremost, it's a perfectly formed family home. For us, though, the standout feature is the south-facing, beautifully private enclosed garden. It feels like you've fallen off the face of the earth into your own secluded little haven. Even while we've been at the property, we've watched birds coming and going from the hedges, which really adds to the peaceful atmosphere. It's wonderfully private, incredibly relaxing and a lovely place to lose track of time.

Then there's the showstopping open-plan kitchen/diner. Massively well-equipped and designed with modern family living in mind, it's a fantastic space for both everyday life and entertaining. The patio doors open onto the pergola area, creating a seamless connection to the garden, while the large utility room is a feature that so many homes simply don't have.

There are also plenty of features that aren't immediately obvious - These include the 5-ring hob, AEG double ovens and wine fridge, along with feature radiators, natural stone flooring, ceramic sinks, integrated dishwashers and ample space for an American-style fridge freezer.

Above all, what this home offers is something every busy family needs nowadays: Space. Space to live, entertain, relax and enjoy family life.

****what makes this home stand out from the rest*****

The pergola in the very secluded garden is a real standout feature. For an estate position, the level of privacy is something you don't usually get, creating a lovely tucked-away space to relax and enjoy the garden.

The Meadows estate is also in a prime position for family village life, with easy access to the A63 and all the local village amenities listed below. Yet, despite being so well connected, this particular property feels wonderfully tucked away. Being positioned at the front of the estate and within a cul-de-sac gives it a quieter, more secluded feel, which is ideal for families and provides that extra sense of security for children or pets out and about.

***what problems this property solves above the obvious***

The open-plan kitchen/diner, along with the huge family room, makes family life feel much more inclusive and encourages everyone to spend time together. There’s plenty of space to cook, eat, relax and socialise, without anyone feeling tucked away in another part of the house.

With four bedrooms, the ensuite, main bathroom and additional WC also mean everyone is well catered for, helping to avoid the inevitable morning rush and any fighting over the bathrooms!

"Our Story of 12 The Meadows

When we first walked through the door of 12 The Meadows in 1996, we were a young family with two little boys and a lifetime of hopes and dreams ahead of us. We could never have imagined just how much this house would come to mean to us.

Over the past 30 years, it has been so much more than bricks and mortar. It has been the backdrop to our family life, a place filled with laughter, love and countless precious memories. It was where our sons grew up, played in the garden, celebrated birthdays, Christmases and milestones, and where they always knew they had a safe and welcoming place to call home.

Like any family home, it has changed and grown with us over the years. From different paint colours and decorating ideas, including a memorable Mexican-themed dining room, to new kitchens, bathrooms and improvements throughout, each change reflected a chapter of our lives. The beautiful garden, lovingly nurtured by Mandy over the years, became our sanctuary, and the covered seating area allowed us to enjoy it whatever the season.

But what we have loved most about 12 The Meadows is something that cannot be measured in square footage or listed in an estate agent's brochure. It is the feeling you get when you walk through the front door. The house has always felt warm, comforting and dependable. Through all of life's ups and downs, it has stood strong and looked after us. It has been our haven, our gathering place and the centre of our family life.

Now our sons have families and homes of their own, and the time has come for Mandy and me to begin a new chapter. While we are excited about what lies ahead, saying goodbye to 12 The Meadows is not easy. A house that has given us so much can never simply be left behind.

Wherever life takes us next, a part of our hearts will always remain here. The memories we've made within these walls, the friendships formed, the family moments shared and the happiness we've known will stay with us forever.

12 The Meadows has been a truly wonderful home for our family, and we hope that whoever comes next will create as many happy memories here as we have.

With love and gratitude,

M&A"
