Sellers comments-
"We bought this property as our first house and hold so many happy, sentimental memories here, including bringing our babies home from hospital and watching them grow up in this house. It’s provided us with everything we’ve needed up until this point, especially with its location close to the M4 for commutes to work, shops within a 5 minute walk, nurseries within a 15 minute walk, and, we couldn’t not mention, an incredible bakery and nature walk a 15 minute walk away in Green Park.

We’ve lived here since 2019. Older family on one side, younger family on the other. Both are very quiet and considerate. One of our neighbours moved in just over a year ago and are especially lovely. They buy us gifts at major holidays and we’re sure they will continue to be very welcoming to any new owners. We love that we are not overlooked to the rear, and even though we’re a terraced property you wouldn’t know it. We’ve done a fair bit to the property like boarding out the loft, landscaping the garden, redecorating, and building in storage. There’s a difference between a house and a home, and we hope that whoever chooses to live here next has the same attachment to it that we have."

Kiel's comments-
A Home That Has Been Loved, Not Just Lived In

As an independent Reading estate agent, i’m always keen to understand what makes a property genuinely special, and with this home on Tidman Road, it is immediately clear that this has been a home in every sense of the word.

Built by Bewley Homes in 2017 to the popular Cromwell specification, this three-storey family home sits within the sought-after Reading Gateway development and offers the combination that so many buyers are looking for today: Modern, ready-to-move-into accommodation, private parking, a garden, excellent commuter connections and everyday amenities within easy reach.

The current owners bought the property as their first home and have spent the years since making it their own. They have brought their babies home from hospital here, watched them grow up and created countless family memories along the way. It is therefore particularly telling that, despite the emotional attachment that comes with selling a first family home, they are keen to highlight just how practical and enjoyable the house has been to live in.

The ground floor opens into a welcoming hallway, with the spacious living room positioned to the rear. French doors open directly onto the landscaped garden, creating a natural connection between the house and outside space and making the room particularly useful for family life.

To the front is the well-appointed kitchen/dining room, fitted with designer kitchen units and integrated appliances, alongside a double oven, four-ring gas hob and useful dining space. A ground floor cloakroom completes this level.

The first floor provides two bedrooms together with the family bathroom, while the second floor is dedicated to the impressive principal bedroom with its own en-suite, giving the owners a degree of privacy that is particularly useful in a busy family household.

There is also the benefit of two private parking spaces, while the current owners have made a number of improvements during their ownership, including boarding out the loft, creating additional built-in storage, redecorating and landscaping the rear garden.

One of the features they particularly love is the position of the garden. Despite being a terraced property, the rear feels remarkably private and is not overlooked, something that gives the outside space a much greater sense of tranquillity.

The house is also surrounded by quiet and considerate neighbours, with families either side and a particularly friendly community immediately around it.

From a specification perspective, buyers benefit from integrated kitchen appliances, designer kitchen units, a Vaillant gas boiler and Roca white bathroom suites, all within a modern home that has been carefully maintained and improved.

For me, the appeal here is the balance. This isn't simply a modern house close to the M4; it is a genuine family home that has worked exceptionally well for its current owners, whilst offering its next owners the opportunity to move straight in and make their own memories.

Whether you're a young family looking for more space, a couple wanting a low-maintenance modern home with excellent commuter access, or a downsizer looking for three floors of flexible accommodation without taking on a period property, this is a home that deserves serious consideration.

Area view-
Tidman Road is positioned within Reading Gateway, an increasingly established residential area to the south of Reading that works particularly well for families and commuters.

One of the biggest advantages is simply how easy everyday life can be from here. The current owners have enjoyed having shops and local amenities within around a five-minute walk, with restaurants and recreational options available around Reading Gateway and Reading Gate Retail Park.

Reading Gateway provides a convenient collection of retail and leisure options, while nearby Nando's Reading - Gateway is one of the familiar choices for an easy family meal or casual evening out.

For parents, childcare is another genuine strength of the location. The current owners have had a very positive experience with Busy Bees at Reading International, and there are nursery options within walking distance. The wider area also provides access to a range of schools, making this a particularly practical location as children grow.

A major part of the lifestyle appeal is the proximity to Green Park.

Green Park is much more than a place to work. The business park has restaurants, cafés, outdoor spaces, lakes and walking routes, meaning that it can form part of everyday life rather than simply being somewhere you commute to. Green Park itself has several miles of footpaths and trails, with lakeside routes and opportunities for walking, exercise and enjoying the outdoors.

For commuters, this is where the location becomes particularly compelling. The M4 is extremely accessible, making journeys towards London, Newbury, Basingstoke and the wider Thames Valley straightforward by road.

Reading town centre is also within easy reach by car, bus or cycle, giving residents access to the town's extensive collection of shops, restaurants, bars, entertainment and cultural venues.

For rail commuters, Reading station remains one of the South East's major transport hubs, providing fast services towards London Paddington and connections across the country, while the newer Reading Green Park station provides an additional local rail option.

Green Park station has made the southern side of Reading even better connected, with services into Reading taking around eight minutes. From Reading, commuters can take advantage of the Elizabeth line and mainline services towards London, while the area also benefits from local bus connections.

For a modern development so close to the motorway and major employment areas, there is also a surprising amount of green space nearby.

Green Park's landscaped lakes and walking routes provide an excellent everyday escape, whether that's a quick walk before work, a weekend stroll with the children or taking the dog out after dinner. There are also longer walking routes connecting Green Park with the Kennet & Avon Canal and Southcote Linear Park.

This combination is ultimately what makes Tidman Road so appealing: A peaceful family setting without feeling isolated.

You can have the M4 and major employment centres within easy reach, shops and restaurants close by, childcare and schools for family life, Green Park for work and leisure, and Reading town centre only a short journey away.

For buyers looking for a modern family home that can make life easier rather than more complicated, RG2 is a very compelling place to be.
