Red Ash Report Available Upon Request.
Conclusions section of the report reads:
"As stated earlier in our report, the only solid floor areas in this property are in the rear entrance passage, toilet and kitchen. The hardcore fill is dry and although there is no polythene membrance present between the concrete floor slab and the hardcore, with this Class 2 sulphate level, I think it is very unlikely that damage could take place in the future to the solid floors and walls below dpc to the property unless if, for any reason, there was an increase in the mositure content of the hardcore infill.
This report does not apply to the later build rear/side extension, as this was built after the Building Regulations were changed preventing the use of Sulphate affected hardcore.
In view of all our findings above, we feel that any remedials floor repairs are not required".
Please ask branch for a full copy of the report.
Please note that an aml fee is chargeable to the buyer once an offer is accepted to cover the cost of carrying out the required identity and anti-money laundering checks. Once these checks have been completed, the fee cannot be refunded, even if the property purchase does not go ahead.
