Description
18 Park Road is a highly attractive and elegant Victorian townhouse arranged over four floors. The accommodation is well-balanced and very stylishly presented to a high standard throughout, and enjoys many period features including high ceilings, sash windows, picture rails, dado rails, and feature fireplaces.
On entering the upper ground floor, the welcoming formal sitting room is situated at the end of the hallway to the rear of the house, with an attractive, working fireplace and delightful bay window with elevated views over the garden below. A further reception room to the front of the property is used by our clients as a very generous study, ideal for today’s working from home needs, with a wood burning stove and outlook to the front, through the square bay window.
An inner hallway that takes us to the lower ground floor, has been given purpose and is utilised by our clients to provide a further useful study/office space benefitting from the view to the rear and natural light streaming through the French doors that lead to the garden.
The lower ground floor is home to the very sociable, open-plan kitchen/dining room. The bespoke, fitted 'Woodworks' kitchen has attractive base and wall units with a matching, central island, providing very good storage, with the granite work surfaces and English oak top on the island unit providing excellent preparation space and incorporating a breakfast bar for more informal dining. A Rangemaster oven with gas hob and extractor fan is set into a former chimney recess, with an integrated dishwasher and space for American style fridge-freezer. The kitchen is open to the dining area with room for a large dining table and French doors leading to the terraces and gardens beyond. There is also a very useful pantry cupboard, and the adjoining utility room has space for a washing machine and tumble dryer with a door leading to the cloakroom and WC. There is a further cosy, family room on this floor with woodburning stove and a glazed door opening to the side of the house.
There are two double bedrooms on the first floor together with the well-appointed family bathroom and further shower room. There are two further double bedrooms on the second floor and a further bathroom. Both the first and second floors are light and spacious, with windows to the front on both floors and large landings; here our clients have once again made clever use of these spaces, creating peaceful reading & seating areas.
Outside - The gardens are also a feature of 18 Park Road with established planting to the boundaries providing very good screening from neighbouring properties. There are a number of paved terraces and seating areas from which to entertain, relax, and take in the view over the garden, with the combination of contemporary style landscaping, attractive planting and outdoor lighting perfectly finishing and enhancing this space. There is a very generous area of level lawn, perfect for child’s play, with a ample room for a garden shed. There is also a useful external store room.
To the front 18 Park Road is approached over a gravel driveway providing off-street parking for several cars and an electric car charging point. To the side of the house there is a pathway where the bins are kept and steps that lead down to the family room and a gate to the rear garden.
