Our Thoughts...

This is one of those houses that catches you slightly off guard, because you simply don't expect quite so much from the outside.

From Radcliffe Road, it has all the charm you would hope for from a traditional Stamford terrace. Honey coloured stone, sash style windows and a simple period frontage give very little away about what is waiting behind the front door. Step inside, though, and it feels surprisingly spacious, beautifully put together and considerably more substantial than its exterior first suggests.

And that, for us, is what makes this home such a lovely find.

The living room is small but perfectly formed, with wonderfully high ceilings, stripped back timber doors, wooden flooring and an open fire that gives the room exactly the sort of character a home like this deserves. There is enough space to play around with the furniture too. You could comfortably create a cosy arrangement around the fire or make the room more sociable with a couple of smaller sofas and occasional seating.

It feels warm and grown up without becoming overly styled. There is still plenty of period character here and, importantly, the improvements haven't polished away the personality of the house.

From here, the layout leads through towards the kitchen, and this is probably the point where the house delivers its first real surprise.

The kitchen is fabulous.

Fitted by Flo & Co around two years ago, it has been designed to make incredibly good use of the space. The cabinetry feels smart and considered rather than simply fitted around the walls, with an integrated oven, ceramic hob, washing machine and wine fridge, plus one of our favourite little details, a hidden tea and coffee station within the cabinetry.

It is exactly the sort of feature you don't realise you want until you have one.

There is also enough room for a dining table, which makes a huge difference to how the ground floor works. Rather than trying to squeeze dining space into the living room, the kitchen becomes somewhere you can actually spend time. Breakfast before work, dinner for two, friends gathered around the table while you cook, it feels like a proper room rather than simply somewhere to prepare food.

Honister slate runs through the kitchen and hallway and works beautifully with the more traditional elements of the house. It gives the space texture and substance and is another example of the owners choosing materials that feel right for the property rather than following whatever happened to be fashionable at the time.

Beyond the kitchen is the bathroom, designed and fitted by Storm. It is sleek, contemporary and surprisingly luxurious for a house of this size, with a bath and overhead shower, WC and wash basin, darker tiling and a large illuminated mirror. It feels completely different to the softer, more traditional rooms elsewhere, but somehow the contrast works.

Then there is the garden.

For anyone who has spent time looking at town centre cottages and terraces, you'll know that outside space can sometimes involve a fairly substantial compromise. Not here.

The garden faces south and is an absolute little suntrap.

There is a generous paved terrace with plenty of room for outdoor sofas, a table, pots and a barbecue, while established planting softens the boundaries and stops it feeling like a simple paved courtyard. It is the sort of garden you can actually use rather than spend every weekend maintaining.

There is also a brick built storage shed attached to the rear of the house, with the boiler housed outside, and practical rear access means bins and garden bits don't need to be dragged through your lovely kitchen. The owners have confirmed that the property is heated by mains gas central heating with a combi boiler.

Upstairs, the house pulls off another little trick.

There aren't two bedrooms where one is really a bedroom and the other is an optimistic box room. There are two proper double bedrooms.

The principal bedroom sits to the rear overlooking the garden and has a small built in wardrobe. It is a lovely, calm room with plenty of space around a super king bed.

The second bedroom at the front is virtually the same size. It is currently unused, so we have virtually staged this room within the marketing to help show just how comfortably it works as a double bedroom. It could just as easily become a guest room, home office or a combination of the two.

That flexibility makes the house particularly interesting because it could work for several different buyers.

For a first time buyer, it is the sort of home you could move into and enjoy immediately without feeling you've bought somewhere you'll quickly outgrow.

For someone downsizing, there is enough room to keep a proper spare bedroom without taking on a large house and garden.

And if you divide your week between home and the office, having a genuine second double bedroom means you can create a very good workspace without sacrificing the ability to have people stay.

The owners have also invested in some of the less glamorous things that matter once you actually own a house. They told us that the sash windows were replaced by Stamford Bespoke within the last five years and significant roof works were undertaken in 2022, including new felt and replacement slates where required.

Even the staircase has recently been given some love, with Herdwick sheep wool carpet from the Lake District fitted within the last few months. It is a small detail, perhaps, but it rather sums up the house. There has been thought behind the choices.

And then we come to what may be its biggest trump card of all.

The location.

You are close enough to Stamford town centre that owning the car doesn't have to dictate your day. Coffee, dinner, drinks, shopping or simply wandering into town on a Saturday morning can all become part of everyday life rather than something that requires planning.

Even Stamford railway station is only around half a mile away, across the other side of the town centre, so whether you're commuting or simply heading further afield, it's incredibly convenient.

That gives the house a lifestyle which is increasingly difficult to find. You can have a character home, a south facing garden and two genuine double bedrooms while still being within easy reach of everything that makes Stamford such a brilliant place to live.

There is no dedicated parking with the property, with on street parking available along Radcliffe Road and the surrounding streets.

And Stamford itself needs very little introduction.

It is one of those rare towns that manages to be genuinely useful while still feeling special. Independent shops, cafés, pubs and restaurants sit amongst its historic streets and beautiful architecture, while green spaces and countryside are never far away. You can spend Saturday morning pottering around town, head out for a walk in the afternoon and be home in your own sunny garden for the evening.

That is really what we like about number 53.

It isn't enormous, and it doesn't pretend to be. Instead, it uses its space incredibly well. It has character without feeling dated, modern improvements without losing its soul, two bedrooms that you can actually put double beds in, a kitchen you will genuinely enjoy spending time in and a south facing garden that feels like a little bonus tucked away behind it all.

It packs a much bigger punch than its frontage suggests.

If you've been searching for a character home close to the heart of Stamford and keep finding yourself choosing between location, outside space, bedroom size and condition, we think this one deserves a viewing.

Because from the pavement, you probably won't expect everything that's waiting behind that front door.

Stamford railway station is only around half a mile away, across the other side of the town centre, making it really convenient for commuters and anyone regularly travelling by train. There are also bus stops close by, while the A1 is easily accessible when you need to head further afield.

Families have a range of schooling nearby too, including Stamford St Gilbert's Church of England Primary School and the Stamford Endowed Schools.

For weekends, Stamford is surrounded by some of the area's loveliest countryside, with Burghley, Rutland Water and the villages of Rutland all within easy reach.

It is difficult to imagine a much better combination for someone who wants the character and atmosphere of a traditional Stamford home without giving up the convenience of being able to walk into town.
