That is life at Woodbridge Mews.

And if you have been looking for a home close to the centre of Stamford, you will probably already know just how unusual this combination is. You are not choosing between location and practicality here. You get the town centre lifestyle, two parking spaces, a courtyard garden, three generous double bedrooms, an en suite for every bedroom and an additional shower room downstairs.

But the thing we really like about this house is how well it works as a home.

Walk inside and it feels bright, calm and incredibly easy to imagine yourself living here. The décor is neutral, the rooms are beautifully proportioned and windows on more than one side of several of the main rooms bring in plenty of natural light.

There is also far more flexibility than you might expect.

At the front of the ground floor is a room currently dressed as a bedroom because the property has most recently been used as an Airbnb. Look beyond the bed, though, because we think this room could be brilliant.

We have virtually staged it as a study so you can see what we mean.

Picture a proper home office where you can actually close the door at the end of the day. Or perhaps you would make it a snug, a playroom, a gaming room for teenagers or somewhere for overnight guests. There is a large built in storage cupboard too, so it is a genuinely useful room rather than an afterthought.

The owner has also added a shower to the original downstairs cloakroom. That means there are now four bathrooms in this house, including an en suite for every bedroom.

For family life, particularly with teenagers or older children, that could be an absolute game changer.

It was certainly one of the reasons the owner chose the house.

“The layout was perfect for me and my two teenage daughters. We each had our own en suite, and having the lounge on the middle floor meant we still felt connected rather than having two floors between us like you can in some townhouses.”

At the back of the ground floor is the kitchen diner, and this feels like the natural everyday hub of the house.

It is light and welcoming, with windows bringing in light from more than one direction and plenty of room for a dining table, so cooking, eating and catching up can all happen together. Open the double patio doors and the room spills straight out into the courtyard.

And this is another space where we want you to use your imagination.

The courtyard is currently fairly simply presented, so we have virtually staged one of the photographs to show what could be created out here. An outdoor sofa, a couple of chairs, big pots overflowing with greenery, a coffee table and somewhere for a glass of wine on a warm evening. Suddenly you have an outdoor room.

Because it is block paved, you are not signing yourself up to spend every weekend mowing lawns and maintaining borders either. It is outside space you can actually enjoy. You may notice the windows of neighbouring store Clare Langley beyond the courtyard; the windows facing towards the rear of the house are obscured, so they do not look into the property. The owner has confirmed that the courtyard faces southwest too.

Upstairs is where this townhouse becomes a little different.

Instead of putting the living room downstairs and separating family members across different floors, the living room sits right at the heart of the house on the first floor.

We love that.

It is a large, bright, dual aspect room where you can properly spread out. Curl up on the sofa in the evening, have friends over, shut the door and watch a film, or simply sit with a coffee and catch a glimpse of a Stamford church spire outside.

It feels connected to the rest of the home, which is exactly what the current owner loved when living here with her daughters.

Also on this floor is the first double bedroom with its own en suite, making it a great space for an older child, guest or anyone who would appreciate having a little independence.

Then head upstairs again.

This entire level feels wonderfully calm and tucked away, with two further spacious double bedrooms and, yes, another en suite for each.

The principal bedroom is particularly lovely. It is dual aspect, light pours in from two directions and there is built in storage, so you can move in without immediately wondering where on earth the wardrobes are going.

The other bedroom is another proper double with built in storage and its own shower room.

No box room masquerading as a bedroom. No negotiating over who gets the good room. And absolutely no queue for the shower in the morning.

That makes this house interesting for far more than one type of buyer.

That combination matters.

There are plenty of houses with three bedrooms.

There are plenty with a nice kitchen.

There are homes close to Stamford town centre.

But finding three double bedrooms, three en suites, four shower rooms, a separate study or snug, a southwest facing courtyard, two allocated parking spaces and a gated setting this close to the heart of Stamford is a rather more interesting proposition.

There are locations that look good on a map, and then there are locations that genuinely change the way you live.

Woodbridge Mews is the latter.

You are just a few minutes' walk from the historic heart of Stamford, meaning its cafés, restaurants, pubs, independent shops and beautiful streets become part of everyday life rather than somewhere you have to make a trip to visit.

The current owner particularly loved being able to cut through towards Barn Hill in around three minutes and tells us she could reach Burghley in around 10 to 15 minutes on foot. When she worked from home, a walk around Burghley could genuinely happen during her lunch break.

And Stamford is a pretty special place to have on your doorstep.

Its limestone buildings, independent shops, bustling cafés and restaurants, historic streets and green spaces give the town the atmosphere people travel here specifically to enjoy. For residents at Woodbridge Mews, it is simply home.

Burghley sits on the edge of town, while Stamford Meadows offers another lovely place for a walk closer to the centre. The town also has a railway station and good road connections via the A1 for those who need to travel further afield.

But perhaps the best thing about this particular location is that you don't always need to.

Coffee? Walk.

Dinner? Walk.

Drinks with friends? Walk.

A wander around town on a Sunday morning? Walk.

Burghley when you need to clear your head? You guessed it.

And afterwards, head back to Woodbridge Mews, through the gates and home.

That, for us, is the real luxury of living here.
