the property

A particularly impressive two-storey apartment occupying the ground and lower-ground floors of one of Exeter's most distinguished Georgian terraces, with private gardens, three garages and a remarkable outlook towards the River Exe and historic Quay.

The accommodation is wonderfully atmospheric, retaining an exceptional collection of original period features. At its heart is a magnificent double reception room approaching 40ft in length, with the principal sitting room occupying the front of the house beneath high ceilings with intricate decorative coving. A spectacular bay window draws in the views, while an ornate fireplace provides an impressive focal point. The room flows seamlessly through to the dining area, creating a grand yet highly versatile space for entertaining and everyday living.

The ground floor also includes a generous kitchen/breakfast room, shower room and a delightful sun room overlooking the private garden. Two bedrooms occupy the lower-ground floor, together with a bathroom and a further substantial store room which offers exciting potential for conversion, subject to any necessary consents, to create an ensuite or additional bedroom.

Outside, the property becomes even more unusual. A private garden provides a peaceful area of outside space, while the provision of three individual garages, each with parking in front, is an exceptionally rare advantage for a property in such a historic and central location.

The apartment would benefit from a degree of updating, but this is balanced by the remarkable quality and authenticity of its period detailing. For those looking for something genuinely individual, with grand proportions, history, character and scope to create a truly exceptional home, this is a particularly special property.

The location

Colleton Crescent is one of Exeter’s most distinctive and sought-after residential addresses, occupying an enviable position between the city centre and the River Exe. The crescent itself has a wonderfully private and established feel, with the elegant properties overlooking the exclusive Colleton Park, a private green space reserved for residents of the crescent.

The setting is particularly appealing for those who value both convenience and quality of life. The historic Exeter Quayside is just a short stroll away, with its riverside walks, restaurants, cafés and bars, whilst the city centre and its wealth of independent shops, restaurants and professional services are also within easy walking distance. The surrounding area is home to a number of Exeter’s established professional and legal practices, adding to the appeal for those working within the city.

For the more mature buyer, Colleton Crescent offers something increasingly difficult to find - an impressive period home in a prestigious and peaceful setting, yet without the need to compromise on access to everything the city has to offer. It is equally well suited to those looking to downsize whilst retaining a sense of occasion, space and architectural character.

With the river and Quayside close at hand, the private park directly opposite and the city centre within walking distance, this is a location that combines the best of Exeter’s historic character with an exceptionally convenient and enviable lifestyle.

In short, it is a location that allows you to leave the car behind and enjoy the best of Exeter from your doorstep.

Did you know?

J.M.W. Turner visited Exeter in 1811 and painted a beautiful watercolour from the River Exe, looking towards the city. The River and Quayside fill the foreground, with the land rising gently to Colleton Crescent on the ridge at the heart of the painting. Beyond, Exeter stretches towards the Cathedral, beneath a wide and dramatic Devon sky.

Remarkably, the elegant crescent remains instantly recognisable today, making this a fascinating glimpse of the view from more than 200 years ago — and a wonderful piece of history for one of Exeter’s most distinctive addresses.

The ground and lower ground floor accommodation, garden and left-hand garage and forecourt parking are held under a 999-year lease commencing 23 June 2014. The ground rent is currently £100 per annum.

The middle and right-hand garages and associated forecourt parking are held under a separate freehold title.

The sale includes the Seller's share in 2 Colleton Crescent Limited, which owns the freehold of 2 Colleton Crescent. The property contributes towards the maintenance and buildings insurance of the main building on an ad hoc basis. The current contribution is 12.5% of expenditure, increasing to 22% in respect of roof expenditure.

The property also has use of Colleton Crescent Gardens, a private garden available exclusively to the nine properties within the Crescent. The gardens are owned by Colleton Crescent Gardens Management Company Limited. Maintenance costs are shared between the nine properties, with the contribution attributable to 2 Colleton Crescent being 20% of its one-ninth share.

2. Rear Boundary Wall

The boundary wall separating the rear garden and right-hand garage from the car park serving 1 Colleton Crescent is currently leaning and requires repair. Scaffolding is in place on the 1 Colleton Crescent side as temporary support.

The wall forms part of the Grade II* listing of 2 Colleton Crescent. The proposed works involve carefully taking down the existing stonework and reusing it where possible.

A Party Wall Act notice has been served and a structural engineer's report and design have been obtained. A quotation has also been agreed with Thompson Jenner, the adjoining leaseholder. Listed Building Consent is required before the works can commence and the application is currently being progressed with Exeter City Council.

The relevant report, design, quotation and supporting information will be available for inspection by prospective purchasers.
