Its contemporary exterior nods to the spatial complexity beyond, where a sequence of split levels, double-height ceilings and carefully positioned glazing creates an expansive interior.

On the ground floor, the plan opens into a generous dining space with direct access to the patio garden. From here, the full height of the house reveals itself, with the room opening upwards towards the mezzanine above and natural light drawn deep into the plan. The kitchen is positioned to the rear with a small step down, creating a subtle distinction between the two spaces. Finished with sleek cabinetry, stone worktops and integrated appliances, it has been designed to fit in with the seamless, modern aesthetic. A separate guest W/C and handy provisions for storage are also located on this level.

Descending to the lower-ground floor, the principal bedroom occupies much of the plan. Built-in storage has been incorporated, leaving ample space for additional furniture and creating a calm, uncluttered feel. An adjoining bathroom is arranged around the lightwell and includes a freestanding bath, twin basins and a separate walk-in shower.

Ascending through the house, the upper floor has been given over to a dramatic mezzanine living space. Overlooking the space below, it remains connected to the dining room while retaining a sense of separation and privacy. Skylights and high-level windows introduce an abundance of natural light, accentuating the height and volume of the room. There is also space for a study area, allowing this level to function flexibly as both a place to work and relax.

The patio garden is accessed directly from the dining room and forms a private extension of the interior. Enclosed by white-painted walls and softened by mature planting, there is space for outdoor dining, seating and a collection of potted plants. Alexandra Park lies less than a five-minute walk away, offering expansive green space and far-reaching views across London.

Clovelly Road is well placed between the independent neighbourhood of Crouch End and the open green spaces surrounding Alexandra Palace. Despite its North London setting, Crouch End has retained a distinctly village-like character, centred around its landmark clock tower and a broad collection of independent shops, cafés, restaurants and longstanding local businesses. It feels self-contained in a way that relatively few London neighbourhoods do, with much of day-to-day life taking place within walking distance.

There is a particularly good concentration of places to eat and drink nearby. On Priory Road, Golden State has quickly become a local favourite for coffee, breakfast and brunch, while Kiss the Koala is another relaxed neighbourhood option further along the road. Around the Broadway and Topsfield Parade, Beam is well established for breakfast and coffee, and Sourdough Sophia – Crouch End is one of the area’s best bakeries, known for naturally leavened bread and pastries. Crouch End also retains some reassuringly old-fashioned institutions, including Dunn’s Bakery, which has been part of the neighbourhood for generations.

For dinner, Les 2 Garçons on Middle Lane is an intimate French neighbourhood restaurant, while nearby Les Associés offers a similarly understated approach on Park Road. Middle Lane itself has become an appealing pocket of independents: Middle Lane Market is useful for provisions and deli produce, alongside smaller shops and cafés that reinforce Crouch End’s strong local identity. The area is also well served for pubs, with Maynard Arms on Park Road and The Victoria Stakes towards Alexandra Palace both popular neighbourhood meeting places.

Green space is an important part of life here. Priory Park is close by, with lawns, mature trees, tennis courts and a café, while the Parkland Walk provides a wooded pedestrian and cycling route through this part of North London. Beyond, Alexandra Park rises towards Alexandra Palace, opening onto broad lawns and far-reaching views across London. The Palace itself gives the neighbourhood an unusual cultural dimension, hosting concerts, exhibitions, festivals and outdoor events throughout the year. Crouch End News

The award-winning Alexandra Palace Farmers’ Market is another established part of the local weekend rhythm. Held on Sundays between 10am and 3pm, it alternates between Alexandra Palace Park and nearby Campsbourne School, with stalls selling bread, cheese, fruit and vegetables, meat, prepared food and produce from independent makers.

In the other direction, Muswell Hill Broadway is also within easy reach, adding another strong collection of independent food shops, cafés, restaurants and everyday amenities. The proximity of Crouch End, Muswell Hill and Alexandra Palace gives this part of N8 a particularly appealing balance, a quieter residential setting without feeling removed from neighbourhood life.

Transport is predominantly by rail and bus rather than Underground, something that has arguably helped Crouch End retain its more independent character. Hornsey station provides Great Northern services towards Finsbury Park, Highbury & Islington and Moorgate, while Crouch Hill offers London Overground connections. From the centre of Crouch End, frequent buses provide straightforward routes to Finsbury Park for the Victoria and Piccadilly lines, as well as towards Highgate, Archway, Wood Green and Muswell Hill. The W7 runs between Finsbury Park and Muswell Hill via Crouch End, while the W3 travels along Priory Road towards Alexandra Palace and Wood Green
