Set behind its own private entrance on highly desirable College Road, this beautifully unique two-bedroom maisonette extends to over 1,200 sq ft and has the warmth and charm of a village cottage rather than the feel of a conventional apartment. With a private garden, off-street parking, a share of freehold and accommodation arranged over three levels, it is a home that feels welcoming from the moment you walk through the door.
The current owners have clearly loved living here and have made the house completely their own. There is colour, character and personality throughout, but above all it feels wonderfully comfortable, a home that has evolved around family life.
The private entrance opens onto the ground floor, where practicality has been cleverly taken care of with a guest WC, utility area and useful storage for coats, shoes, school bags and all those everyday family bits. From here, there is direct access onto the wonderful private garden. The property also benefits from off-street parking, although the current owners have chosen not to use it for a car and have instead incorporated the space into the garden, creating even more outdoor space to enjoy.
Heading upstairs, the first floor opens into a fabulous open-plan kitchen, dining and reception room, filled with natural light and full of original character. An original fireplace provides a beautiful focal point, while the proportions allow for proper areas to cook, dine and relax without the space ever feeling compromised. With windows on multiple sides, the maisonette enjoys a wonderful triple-aspect outlook, creating a very unusual sense of openness and light.
One of our favourite details is the Juliet balcony overlooking Purves Road. It adds another layer of charm to the living space and gives the room a lovely outlook over the surrounding residential streets.
There is also a particularly serene writing and work-from-home area, tucked away from the main living space and flooded with natural light. It is exactly the sort of space that makes working from home feel considerably less like work.
The principal bedroom is a very generous double and continues the sense of calm found throughout the house. The bathroom, however, is perhaps one of the most memorable rooms we have seen in a maisonette of this type. Large enough to feel like a room in its own right, it has a beautiful roll-top bath with traditional claw feet, its own fireplace and plenty of space for bath time with younger children. It is full of charm and feels wonderfully indulgent.
The second bedroom occupies the loft extension and is another substantial double. Its position on the top floor gives it a lovely sense of privacy, making it ideal for children, guests or older family members. Together, the layout offers a level of separation and flexibility that is difficult to find in a traditional two-bedroom apartment.
At over 1,200 sq ft, the size alone makes this maisonette particularly unusual. Combined with its own front door, three levels, private garden and off-street parking, it has much more in common with a small house than a conventional apartment.
The setting is also superb. College Road is one of the most sought-after addresses in this part of the Kensal Triangle, with a strong village atmosphere and an excellent collection of independent cafés, restaurants and local businesses. The Island pub, l’Angolo Delicatessen, Gracelands Yard and The Cedar are all close by, while Chamberlayne Road adds further favourites including The Lexi Cinema and a brilliant mix of restaurants, shops and cafés.
The maisonette also overlooks Princess Frederica Primary School, placing one of the area’s best-known local schools immediately nearby a particularly attractive benefit for growing families.
Queen’s Park and its much-loved farmers’ market are within easy reach, while the green spaces of the wider Kensal Rise and Queen’s Park area provide plenty of options for weekends outdoors. Portobello Road, Ladbroke Grove, Willesden Sports Centre and Westfield are also conveniently accessible.
Transport connections are excellent, with Kensal Green providing Bakerloo line and Overground services, Kensal Rise offering Overground connections, and Willesden Junction giving further Bakerloo and Overground options across London.
For us, this is far more than a two-bedroom flat. It is a proper home with its own front door, cottage-like charm, over 1,200 sq ft of space, a private garden, off-street parking and a wonderfully individual interior in one of the most desirable pockets of Kensal Rise.
The sellers have loved this home, shaped it around their lives and given it real personality. It is now ready for its next chapter.
A word from the owners:
This is a truly special place, unusual and beautiful, and much beloved by all of us. Once an old sweet shop, the building has interest and character, as well as space and light. The garden is a haven, the site of many long sunny lunches and takeaway pizzas from our local, Bel's Pizza. We are right in the heart of a warm, friendly community in Kensal Green and are spoiled with everything College Road has to offer, including the wonderful local library, vintage shopping, a wine bar, greengrocer, Italian delicatessen and more.
We're fortunate to have so much on our doorstep, from the Lexi, our amazing independent cinema, to Queen's Park, a fantastic green space filled with tennis courts, playgrounds, a children's farm and a lovely cafe. Further afield, but still within walking distance, are Portobello Market and the canal, and to the east Queen's Park's lively Lonsdale Road and weekly farmers' market.
We are so grateful for this happy home and neighbourhood, which have given us years of cherished memories. We have loved living here.
Liana, Oli & The Loporto Browne team are delighted to be instructed as sole agents on this truly unique home and would love to show you around.
