Step Inside
Oak Villa is a charming 19th-century detached cottage on the edge of the beautiful Forest of Dean, combining Victorian character with comfortable, versatile accommodation. Large sash windows flood the rooms with natural light and overlook the attractive, established gardens.

Owned by the current family since 2001, the property became a successful holiday let in 2023 and has proved particularly popular, offering guests a wonderful combination of character, comfort, privacy and exceptional surroundings.

A light-filled porch opens into a hallway, leading to two reception rooms, both featuring attractive stone fireplaces. One has a log-burning stove and wooden flooring, with doors opening into a large Victorian-style conservatory, a peaceful space overlooking the gardens.

The farmhouse-style kitchen/dining room spans the rear of the house, with an integrated cooker and induction hob, and a tiled floor. A door leads directly into the garden, while a ground-floor shower room adds practicality.

Upstairs are three spacious bedrooms; the principal bedroom has an ensuite. There’s also a family bathroom.

Step Outside

Oak Villa is surrounded by approximately 0.32 acres of mature, private gardens, creating a wonderfully secluded setting and an attractive backdrop to the cottage. Predominantly laid to lawn, the gardens are complemented by established shrubs and trees, a wildlife pond and a productive orchard, with a number of seating areas providing plenty of opportunities to enjoy the peaceful surroundings.

A terrace immediately outside the conservatory creates an ideal space for al fresco dining and entertaining, while the gardens offer ample room for relaxing, gardening and growing fruit and vegetables for the kitchen. The combination of established planting, privacy and natural features gives the outside space a particularly tranquil feel.

A large garage provides useful storage, with generous parking in front for up to three vehicles.

Location
Viney Hill is a peaceful hamlet on the eastern edge of the Forest of Dean, close to the River Severn and within easy reach of the Wye Valley National Landscape. Surrounded by wooded valleys and rolling hills, the area offers an extensive network of walking, cycling and riding routes, making it particularly appealing to those seeking a quieter rural lifestyle.

The nearby market town of Lydney, approximately 3.4 miles away, provides a good range of shops, schools, everyday services, sports and leisure facilities, restaurants and cafés. The town is also known for its historic docks and benefits from excellent transport links, with the A48 providing access towards Gloucester. Lydney has its own railway station on the Gloucester to Newport line, while the nearby heritage railway is well worth a visit.

Vendor Insight
“Oak Villa has been our second home since 2022, but it has been part of our family since 2001. We already knew it so well and had loved it for many years. When we eventually made the decision to make it our own, we turned it into a holiday let, and it has been incredibly popular. I think that is testament to what makes this place so special. It has such a unique location - wonderfully connected, yet incredibly peaceful. You really do get the best of both worlds.”

“For us, Oak Villa has always been a sanctuary. It is so quiet here, surrounded by nature, and somewhere we have always been able to properly switch off and unwind.”

“Over the years, we have made a few changes to the house, including modernising the bathrooms and converting the pantry into a downstairs shower room. We have kept the decor tasteful and in keeping with the character of the property. One of my favourite additions has been the wood burner. When you are surrounded by forest, having a wood burner almost feels essential.”

“Our favourite room in the house is the second bedroom. It looks out towards the track leading to the cottage and has the most beautiful views. We love watching the animals trotting along and the stone wall gives it so much character.”

“The garden is another part of Oak Villa that we will miss enormously. We have an old orchard with traditional pear, apple and damson trees, including Ashmead’s Kernel, a very old apple variety. My dad used to press the apples and make juice and cider from them, so there are lots of memories tied up in the orchard for me. These days, we tend to let the apples fall naturally, and they have become a wonderful food source for the wildlife.”

“We have a wildlife camera in the garden, and it has given us so much joy. We have even come across wild boar and their babies while out walking. It is one of those places where wildlife doesn't feel like something separate from everyday life, it is simply part of living here.”

“It is also a wonderful place for birdwatching, and there is so much potential for anyone who loves nature, gardening or growing vegetables. It really is a nature lover's haven.”

“The community is lovely because there is plenty to do if you want to be sociable, but equally, it is the perfect place to enjoy solitude. There are local quizzes, lovely pubs and great places to eat, many of which can even be reached by walking through the forest.”

“It is also incredibly well connected, making it a fantastic place for commuters, while still feeling tucked away. You really do have everything you could need here, with walks in every direction and the forest right on your doorstep.”

What we will miss most is the wildlife, the peace and the tranquillity. Oak Villa is such a special place to us.”
