About this property
Communal garden
Off street parking
Ooh we do love a school conversion! This big, bright and chain free one of 937 square feet has a sizeable mezzanine and loads of old school features - like original wooden flooring to the first floor level, massive windows, super-high ceilings, and exposed brickwork and steelwork.
You also have an allocated parking space plus quiet (shared) garden areas.
The history bit: According to The Peckham Society, Leo Street School opened in 1899 (T J Bailey was the architect), and the conversion to the gated development that is Grenier Apartments took place in the nineteen eighties.
Where are you? The location is a really strong and connected one. You are very close to Asylum Chapel and its neighbouring delightful almshouses (listed/protected). Walk just eight minutes to Queens Road Peckham Station for regular and Overground services, or jump on a bus from Old Kent Road (your closest bus stop is just a few minutes away).
Find your own front door on the first floor. Communal areas are well-maintained and there is a great sense of space and height. No skinny corridors here! A large built-in cupboard is accessed from your own hallway. Brilliant for coats, shoes and cleaning bits.
The door opposite your front door opens to your big reception room (of 18 feet by 15 feet) which is open-plan to your modern fitted kitchen. Two enormous windows impress.
Next door is your main bedroom, of 18 feet by nearly 10 feet. Then next door is the property's internal bathroom. This has a neat white suite, over-bath shower, and faux-marble wall tiles.
Your mezzanine floor delivers a flexible space that you can use flexibly - as reception or work space perhaps, or as a second bedroom area. The open part of it sits atop the kitchen so you have a great view over the reception space.
This is a notably well-connected spot with buses running day and night up to Elephant and Castle and Bermondsey from Old Kent Road, nearby, and with fast and frequent trains just an eight minute walk away at Queens Road Peckham Station (Zone 2 and on the Overground network). Just a couple of stops has you at London Bridge.
Local landmarks include Asylum Chapel as well mentioned earlier: A beautiful Grade II listed building built in 1826, used for shoots, exhibitions, theatrical events and weddings etc. And the architecturally-interesting early C19th almshouses (Caroline Gardens) are also Grade II listed, and the largest almshouse complex in London, no less! A genuinely historically-interesting immediate locale. Newer highlights in the area are amp Studios (for events, pop-up vintage markets and such) and Bermondsey Community Sauna (on Ilderton Road).
The patch around qrp Station is attracting more and more cool businesses. We particularly rate Eagle Eats, Connie's pizzeria, Peckham Cellars, Mamma Dough, Beer Rebellion and Blackbird Bakery. The Meeting House (cafe through to bar) is getting good reviews too, on nearby Meeting House Lane.
For more options, walk/bus/bike to trendy spots on Bellenden Road and Rye Lane. And Camberwell, Dulwich, New Cross, Deptford, Bermondsey and Borough are also easily reached.
Green spaces locally include Brimmington Park with active ‘Friends of’ group, and Burgess Park. The latter has a great parkrun each Saturday at 9am.
