Introduction, Exterior & Garage

This three bedroom home in Norton Canes, will be of high interest to families and first-time buyers owing to its wonderful internal space and bedroom sizes, and affordable price.

The house is set back from Braemar Road behind a tarmac driveway with decorative gravel beside, providing comfortable off-road parking for two vehicles. The driveway precedes the main entrance door to the integral garage, which is a manual up-and-over style.

To the left of the house is a secure gated passage leading through to the private rear garden. The garden begins with a slabbed patio, before rising to a lawn that has shrubs and trees to the borders. Tall wooden fencing helps maintain privacy.

Ground Floor

As guests move through the main entrance door, they arrive inside a long corridor hallway that has glorious Karndean flooring laid underfoot. This high-quality flooring continues into the large reception room at the rear of the house. To the immediate left of the entrance is the kitchen which has a fitted suite incorporating an integrated oven and four-ring gas hob with extractor fan above. A ceramic sink with drainer is positioned in front of the double-glazed window, and there is space underneath for a dishwasher. The washing machine plumbing is located within the garage. The gas central heating combi-boiler is mounted to the wall at the rear corner of the kitchen.

Further along the hallway, a personnel door to the garage is available to the right and a door to the left opens to an attractive guest WC with wash basin. The far door opens to the largest room of the house, the lounge with dining. This marvellous room spans the full-width of the rear of the building. To the left of the room is a recess that originally housed a fireplace which, due to the efficiency of the heating system, became redundant and has been turned into an ornamental feature.

The staircase to the first floor begins to the right of the room and just beyond this is the dining space. The dining space is naturally bright owing to a large sliding door with accompanying window that opens to the conservatory. The pitched, tinted glass roof of the conservatory is a wonderful feature, and a set of French doors open to the garden patio.

First Floor

The staircase winds round to a fabulous gallery landing that has lots of wall space for artwork and family photography, if desired. From the landing there are doors leading off to all three bedrooms and the family bathroom, as well as a hatch above to access the sizeable loft space.

The primary bedroom is at the front of the house and has a wide space for a double bed and a built-in row of wardrobes at the rear of the room. A further door from the bedroom opens to the en suite shower room. At time of writing, the shower room is being refitted to include a large walk-in shower cubicle, wash basin vanity unit, toilet and towel rail. The layout shown on the floorplan is accurate to how the fittings will be arranged.

The two supporting bedrooms are a great size where either could be considered as a smaller double or large single bedroom. Each has a double glazed window looking out over the garden, and it’s worth noting that all external windows and doors are double glazed. The final room in the house is the family bathroom which has a pleasant suite comprising of a long bathtub, pedestal wash basin, mirrored wall cabinet, radiator, and toilet.
