Manoir with adjoining cottage - renovation project with historic character

Set in a peaceful rural hamlet, only a few minutes from the lively town of Pluvigner, this property offers substantial space, formed from two adjoining traditional stone buildings from different periods reflecting centuries of adaptation and use.

The property comprises a later cottage providing habitable accommodation, together with an older Manor dating back to the medieval period, now requiring further renovation.
The cottage

The cottage offers comfortable family accommodation, featuring exposed beans throughout, double glazing and independent of any renovation works to the Manoir, and is arranged as follows:

*Entrance into a spacious open-plan living/dining room with an American-style kitchen

*WC with wash-hand basin

*A large wood-burning stove providing effective heating

*Wooden open-tread staircase leading to the first floor landing and.......

*Three bedrooms

*A generous bathroom with WC. Bath ans separate shower

Internal access to the Manoir exists on both the ground and first floors.

The manoir (To Renovate)

The adjoining Manoir, dating from the medieval period, retains many historic features. It is believed the original property comprised three floors, each accessed from the old tower. A significant historic property of character and requires further renovation, although basic amenities are already in place on the ground floor, WC, shower room, kitchen.

The Manoir requires renovation but already includes basic amenities on the ground floor :

*A functional kitchen

*Shower room with separate WC and wash-hand basin

*Large living room

*A substantial wood-burning stove, set in high arch of original doorway

An oak open-tread staircase leas to first floor which offers an impressive and expansive space mirroring the ground-floor footprint. This level currently includes a large bedroom area, and additional living area and a striking open stone chimney (possibly 16th c). The scale of this space offers considerable scope for reconfiguration,

Some sections of the roof will need re-covering. Temporary waterproof protection is currently in place to ensure the Manoir remains watertight.
Historical background and features

The Manoir is believed to date from the medieval period and was later adapted for agricultural use in the 18th century. The adjoining cottage historically served as the farm manager's dwelling.

Original architectural features remain throughout, including:

*Ancient stonework

*Remains of the original tower, which once housed the sole internal staircase providing vertical circulation in the region.
The tower

Stone arched doorways lead off the downstairs living space to the tower (and cider press room - neither included in habitable space). The remains of the original tower form part for the early structure. A low-level stone oculus with its original iron grille remains visible, designed to admit light and air while remaining secure. Evidence of higher openings, now infilled, suggests the tower once rose to multiple storeys, a feature not uncommon in Breton manorial buildings of this period.

Later agricultural alterations significantly reduced the tower's height, with stone reused elsewhere.
The cider press

The f ormer cider press forms part for the original footprint of the Manoir and reflects the building's agricultural history, typical of properties of this period in Brittany.

Above the cider press, a light filled studio has been created and is currently accessed via loft-style stairs. This space is not included within the habitable space.
Restoration work undertaken by current owner

Earlier agricultural alternations had replaced original Romanesque openings with rectangular doorways. The current owner has reinstated the openings to their original Romanesque form using traditional masonry techniques, restoring architectural coherence to the Manoir's ground floor.

These reinstated openings include the main entrance and the adjacent doorways leading from the living room to the former cider press and to the tower.
The gardens

A gravel driveway leads through a large lawned front garden with mature Walnut trees. Hornbeam hedging, shrubs and well stocked flowerbeds. Too the rear of the property lie extensive private grassed areas with mature trees and mixed woodland, with a small natural water course crossing the land, and uninterrupted view across open fields.
