Let’s begin the tour. First, let’s take the access path, and there, nestled within lush greenery, the property comes into view – completely secluded yet enjoying optimal sunshine!
Everything has been restored in keeping with the original building, with all the amenities ensuring comfort and quality of life. The farmhouse, with its white façades and stone window frames, immediately catches the eye.
We climb the small staircase with its sheltered landing and enter the left wing. This consists of a superb 25m2 living area with a fitted kitchen, a monumental fireplace fitted with a high-performance stove, parquet flooring and exposed beams. Here, the country spirit reigns supreme with all the necessary comforts.
A few steps then lead us to a first bedroom of 23m2 with a mezzanine; exposed stone and beams set the tone!
Back in the kitchen, we enter a further bedroom of 27m2, featuring beautiful parquet flooring and a stunning cathedral ceiling; a bathroom and a utility room complete this space.
We go from one surprise to the next: A 70m2 dining and reception room leaves us speechless! Accessible from the kitchen or from the entrance porch for complete independence.
Featuring a fireplace with an insert, and enhanced by beautiful parquet flooring and exposed stonework throughout. This living space will be perfect for hosting large gatherings with family, friends or clients!
A staircase leads to the separate 60m2 apartment, which comprises two bedrooms, a living room, kitchen, bathroom and toilet.
This section also benefits from its own private entrance from the outside. In short, there are numerous possibilities for use, catering to a variety of plans.
The property is fitted with a central heating system with a pellet boiler, which can be controlled remotely, double glazing, a fully refurbished roof with insulation, new zinc flashing, an individual sewage system compliant with current standards, a water supply via a catchment system and water treatment via a uv system and water softener, and a 3,000-litre storage tank.
The electrical panel has been brought up to standard, and a special socket has been installed so that a generator can be connected if needed! Here, the vendors have thought of everything!
Outside, it is a haven of peace par excellence, with woodland, meadows, an orchard, a stream and a pond, ideal for a project linked to the environment, mountain farming, and/or equestrian activities
The outbuildings include a mazet, a 30m2 carport, a bread oven in one of the two mazets
and a large 63m2 hangar with a corrugated steel roof.
It’s hard to leave this idyllic setting, a paradise in the land of lakes, a magical and mystical world. We’d be delighted to welcome you here to show you around – we’re sure you’ll fall in love with it!
A place with a soul in our much-loved Occitanie!
Location: In the Occitanie region, ideally situated within the Haut-Languedoc Regional Nature Park, in the west of the Hérault department, the commune of La Salvetat-sur-Agoût lies at an average altitude of 875 m, in the heart of the Plateau des Lacs, La Salvetat is physically accessible via three mountain passes: The Col du Cabaretou (941 m), the Col de Fontfroide (972 m) and the Col de Picotalen (1023 m).
La Salvetat-sur-Agoût is a land of water, lakes, forests and pastures, all set within a mid-mountain landscape on the Plateau des Lacs. A green holiday resort, La Salvetat is a destination for nature tourism where visitors can enjoy a variety of sporting and leisure activities in a stunning natural setting. It has recently been awarded the Blue Flag for its beaches at Les Bouldouïres and Le Gua de Brasses on Lake La Raviège.
The village is situated in a wide bend of the Agout, the main river running through the area.
Downstream from La Salvetat, the Agout and the Vébre rivers converge and continue their course together to Lake La Raviège. Their fish-rich waters attract keen anglers.
Lake Raviège is a 438-hectare artificial lake, 12 kilometres long. This hydroelectric reservoir was filled in 1957.
From the Bouldouïres water sports centre, you can hire pedalos, canoes, stand-up paddleboards, water skis, sailing boats, motorboats or electric boats.
Forest is omnipresent in the area. In the heart of the Hauts Cantons de l’Hérault, the Somail state forest covers over 3,500 hectares, reaches an altitude of 1,000 metres and represents a true natural, economic and tourist treasure. The production of beech and softwood timber is the primary purpose of this forest.
On the economic front, we should mention the famous Eau de La Salvetat spring, which needs no introduction.
Agriculture, cured meats and local producers are sure to delight you! A vibrant community sector, schools, and a healthcare facility staffed by a wide range of professionals are a real bonus for the local population.
The town of Saint-Pons-de-Thomières is 26 minutes away, and Béziers Airport is 1 hour 30 minutes away.
The town of Mazamet is 54 minutes away, as is Castres-Mazamet Regional Airport, which offers two daily flights to Paris.
Toulouse and Montpellier airports are 2 hours away.
