Château Neuf is more than a name. Built in the 16th century, as Durfort-et-Saint-Martin-de-Sossenac developed beyond its medieval Château Vieux, the property formed part of the former seigneurial estate. On 3 June 1704, during the final and turbulent phase of the Camisard War, representatives of the Crown met Camisard leaders in the propertys garden in an unsuccessful attempt to end the conflict. As a seigneurial estate, its outbuildings (now the gîte) once housed a dairy and wine making "cuves".

This unique property is particularly suitable for a large family, multi generational living, or owners wishing to combine their private home with separate guest accommodation or other hosting activities.

The property is sold with a large proportion of the furniture.

The property can be understood through three defining ideas:
Live

The main residence is currently the owners’ home. Its generous salons, reception rooms, bedrooms and large terrace offer the space for family life, entertaining and privacy within a remarkable historic setting. The garden and heated swimming pool extend that living space outdoors.
Host

The west wing has been used as a 3 bedroomed guest accommodation and provides an established starting point for a new owner. With its separate living space and bedrooms, it could continue in that role or form part of a wider hospitality project.

Subject to the buyer’s intended use, the property could accommodate:

A boutique guest house or holiday rentals.
Retreats, seminars and residential courses.
Gastronomic, cultural or wellbeing stays.
An intimate wedding venue.
Private celebrations and other special events.
A combination of private residence and rental income.
Create

The east wing offers a setting for something new. It could be used for artistic residencies, gallery, courses, wellbeing stays or cultural events. The large reception rooms, salons, the professional kitchen and gardens provide attractive and flexible settings for wedding ceremonies, receptions, dining and celebrations.

Together, the three parts of Château Neuf allow a future owner to keep home life, hosting and new creative projects distinct while bringing them together within one property.
The surroundings

Durfort-et-Saint-Martin-de-Sossenac is a historic Languedoc village laid out as an ancient circulade. It has an authentic village atmosphere, local heritage and a Sunday market featuring local producers. Whilst maintaining its historical village charm the village offers its inhabitants a well stocked épicerie, a restaurant, a bar, a school and several long or short walking trails starting and ending in Durfort-et Saint-Martin-de-Sossenac. The surrounding landscape combines awardwinning vineyards and Mediterranean countryside with the first foothills of the Cévennes national park with vast possibilities to experience the magnificent nature in the area.

The historic villages of Sauve and Anduze are within a 10 minutes ride, while the Cévennes National Park offers walking, cycling, river swimming and an outstanding natural and cultural environment. Nîmes, Montpellier and the Mediterranean coast provide wider cultural and transport connections within 1-11⁄2 hours drive. Several bus services are provided from Durfort-et-Saint-Martin-de-Sossenac to the surrounding villages.

A rare opportunity to live, host and create in the heart of an authentic southern French village.
