Tender /Offer Process And Information Required

As part of their application, interested parties are invited to submit a Full Business Plan which should include a rental offer and the following information as a minimum:

Rental Offer and Affordability: Your offer for Rent should include any rent-free period being requested, Break Clauses, and any other specific terms proposed. Rent may be offered by way of a set rent and/or a rent based on a percentage of gross turn-over. Your rental offer must be clearly sustainable as supported by your cash-flow forecast based on an assessment of fair maintainable trade. Existing or previous rent payment history with the Council will be taken into account in assessing Rental Offers.

You should also include an outline of your vision for the Cafe including projected cash-flow forecast (for the first 3 years) based on your assessment of fair maintainable trade, and a draft Profit & Loss Account clearly identifying the profitability of the outlet based on the level of rent being offered.

Nature of the Business and the Offering: You should provide details and background information about the individual/organisation interested in the Café, and outline your vision for the Café. Your vision should include a proposed menu, including affordable healthy options for families, with
a method statement demonstrating how the menu would be provided in the kitchen. You should also provide an outline of the proposed opening hours and a description of the look and feel of the Cafe, together with either a written description using pictures/ mood board if appropriate. Prior experience of running a destination-led Cafe: An idea of your experience in running similar ventures, and experience of the Plymouth.
