Property Reference Number: 2839915
Property Reference: 2839915.
Short/Medium Let - 2-6 months.
There is a possibility this could turn into a longer stay, but please bear in mind that I will only be offering an agreement for between 2 and 6 months initially.
This is a two double bedroom flat with a good-sized, private, decked, oasis garden (with bamboo, eucalyptus and other established and verdant plants) that can whisk you away from the bustle of London life, despite the location being perfect for transport to many areas of the city, as well as lots of nearby restaurants, pubs, parks and shops.
Leconfield Road is a quiet tree-lined street, yet only a couple of minutes from the 'London village' centre of Newington Green, which has pretty much everything you need.
It is also just a short walk from buzzing Stoke Newington to the North, and only a slightly longer one from either hip Dalston to the East or smart Islington to the West - places full of art, culture, and nightlife as well as an amazing variety of places to eat and drink.
The flat is technically in Hackney, though the border between Hackney and Islington runs down the middle of the road!
Inside
N.b. Current furnishings belong to the departing tenants, though they are happy to leave the green sofa and the wardrobe in the main bedroom. Furnishing is flexible, from unfurnished to furnished - we can discuss.
The whole property is decorated in a smart and airy combination of light greys with striking yet tasteful dark blue feature walls. The decking is in the process of being cleaned and re-oiled (a couple of older photos are included alongside the recent ones for this reason).
The kitchen includes a dishwasher, gas hob, electric oven, with white high-gloss units and a real wood counter-top, and is semi-open plan to the living area and dining area.
The bathroom, including shower, has been recently refurbished and re-tiled.
There is a washer/dryer included in a separate hallway utility cupboard, and the flat includes a further deep storage cupboard near the front door.
Parking
There is on-street parking and the residents permit cost varies from about £13 for 3 months for an EV to about £45 for 3 months for a typical petrol car (I checked for a 5 year old Ford Fiesta), but please check with Hackney council.
There are several EV chargers up the road and many more in the neighbourhood.
Location & Transport
Newington Green is a popular area surprisingly well-served by public transport being the hub for a number of bus routes, Canonbury overground is 5 minutes away, and both Dalston overground and Highbury & Islington tube are walkable too. There are numerous cycle routes from here to central London.
Around the corner in Newington Green is a Tesco, dry cleaner, Post Office, bike shop, and numerous other businesses, including more pubs and restaurants than an area of this size really deserves! Green Lanes, just around the corner, has transformed in recent years, adding boutique shops and more.
Newington Green has of a course a green, and nearby (much larger) Clissold Park in Stoke Newington is only a few hundred yards away with tennis, a cafe, a small zoo and more.
Stoke Newington Church Street next to the park is well known for its individual shops and restaurants, and there is a gym close by East is up and coming Dalston, while West is established and popular Islington
